Second & Third Story Window Cleaning Cincinnati
Upper story windows are the ones that almost never get cleaned. Most Cincinnati homeowners handle the first floor themselves or have someone come out for the ground level glass, and the second and third story windows just get left. After a few seasons the difference becomes impossible to ignore. Clean windows on the bottom, years of pollen, grime, and oxidation buildup on top. From the street the whole house looks neglected even if the ground floor glass is spotless. Getting upper story windows cleaned properly requires the right equipment, the right process, and someone who knows what they're doing at height.
We do second and third story window cleaning for homes and businesses throughout Greater Cincinnati and Butler County. Two story colonials in Montgomery and Mariemont, large custom builds in Indian Hill with floor to ceiling upper story windows, multi-level homes in Anderson Township and Hyde Park, and commercial buildings throughout Blue Ash, Kenwood, and West Chester. Upper story glass gets the same thorough cleaning as everything else on the property. No shortcuts because the windows are harder to reach.
Why Upper Story Windows Get Dirtier Faster
There's a common assumption that upper story windows should stay cleaner because they're further from road dust and ground level grime. The reality in Cincinnati is the opposite in a lot of ways. Upper story windows catch more direct wind exposure which means more airborne pollen, dust, and pollution particles landing on the glass. They get more direct sun exposure which bakes that buildup onto the surface faster. And because they never get touched between professional cleanings the buildup compounds season after season without anything interrupting it.
Neighborhoods with heavy tree canopies like Indian Hill, Anderson Township, and parts of Mariemont see upper story windows develop organic staining, sap deposits, and algae growth from the tree coverage above the roofline. Upper story windows facing busy roads like Montgomery Road or Kenwood Road collect the same road film as lower windows but it sits there undisturbed for much longer. By the time most homeowners get around to addressing upper story glass it has multiple seasons of buildup that takes real work to remove.
Our Second and Third Story Window Cleaning Process
We primarily use a water fed pole system for second and third story exterior window cleaning. The water fed pole connects to our reverse osmosis filtration system which delivers purified water to the glass through a soft brush head at the end of the pole. The brush agitates the glass surface and frame to loosen and lift dirt and grime while the continuous flow of purified water flushes it away. When the purified water dries it leaves absolutely nothing behind because all the minerals that cause water spots have been filtered out. The result is completely spot free, streak free glass on upper story windows that we never had to leave the ground to clean in most situations.
The water fed pole system also lets us clean the frames and sills on upper story windows at the same time as the glass. Upper story frames collect the same grime and oxidation as the glass itself and cleaning the glass while leaving dirty frames around it never looks right. The pole system addresses the full window, not just the pane.
For situations where upper story glass has stubborn grime, heavy buildup, or contaminants that need closer attention, we use ladders to access the glass directly and apply traditional window cleaning methods. A professional window cleaning mop applies cleaning solution to the glass and lifts the dirt. A squeegee removes it cleanly in a controlled pass. We use proper ladder stabilizers and stand-off equipment so we are never leaning a ladder directly against your gutters, siding, or window frames. Your property will not be damaged in the process.
Second and Third Story Interior Window Cleaning
Upper story interior glass gets the same professional cleaning as ground floor interior windows. For interior access we work from inside the home using either an extension pole with a mop and squeegee attachment to reach upper sections of tall windows without a ladder, or a ladder when the window size and room configuration calls for closer direct access.
Interior upper story cleaning requires the same care as all interior work. Drop cloths go down before we start. We use a low moisture method on the glass so we're not dripping on floors, furniture, or window casings. Everything gets cleaned up before we move to the next window. Tall windows in great rooms and two story living spaces in homes throughout Montgomery and Indian Hill are some of the most dramatic examples of what a proper interior clean on upper story glass does for a room. When floor to ceiling windows that reach the second story get cleaned properly on both sides the difference in natural light is immediately noticeable.
The Risk of DIY Upper Story Window Cleaning
Falls from ladders are one of the leading causes of serious injury in home maintenance situations. Every year Cincinnati homeowners end up in the emergency room attempting to clean upper story windows with inadequate equipment, improper ladder placement, and no training for working at height. A ladder propped against a gutter can slip. A ladder leaning against vinyl siding can slide. Reaching too far to one side to avoid repositioning the ladder is how people fall.
Beyond the safety risk there's the property damage risk. Ladders placed incorrectly against gutters bend and crack them. Ladder feet drag across siding and leave marks. Window frames get leaned on and damaged. None of that happens when the job is done by someone with the right equipment and the right training.
The water fed pole system eliminates most of the height risk entirely for exterior cleaning by letting us reach upper story windows from the ground. When ladder access is needed we use it correctly with proper stabilization equipment. Either way the job gets done safely and your property comes out of it undamaged.
Homes and Buildings We Service
Second and third story window cleaning makes up a significant part of our work throughout Greater Cincinnati and Butler County. Large two story homes in Montgomery, Indian Hill, and Mariemont are some of the most common jobs we do. Custom builds in West Chester and Mason with open plan layouts, tall windows, and multiple stories need upper story cleaning as part of every full service visit. Commercial buildings in Blue Ash, Kenwood, and the business corridors throughout Butler County have upper story glass that needs regular attention to maintain a professional appearance from the street.
Older two story homes in established Cincinnati neighborhoods like Hyde Park, Oakley, and Mount Lookout often have upper story windows that haven't been professionally cleaned in years. The first cleaning on neglected upper story glass takes longer because of the level of buildup, but once it's done and on a regular schedule it stays manageable.
How Long Does Second and Third Story Window Cleaning Take
Upper story window cleaning adds time to a full service visit compared to ground floor only work. How much time depends on the number of upper story windows, the height and accessibility of the glass, and the condition of the surface. A standard two story home in Blue Ash or Anderson Township with a normal complement of upper story windows adds an hour or so to what a ground floor only clean would take. A larger three story home in Indian Hill or Montgomery with extensive upper story glass and significant buildup will take considerably longer.
We assess every property before we start and give you an honest time and cost estimate upfront. Upper story windows are not an add-on that gets rushed through at the end of the job. They get the same time and attention as every other window on the property.
We service homes and commercial properties throughout Greater Cincinnati and Butler County including Montgomery, Indian Hill, Mariemont, Hyde Park, Anderson Township, Blue Ash, Kenwood, West Chester, Mason, Oxford, Harrison, Loveland, and all surrounding areas. If your upper story windows haven't been touched in years, call us and we'll take care of it.
